Hidden Gem Estate is located in the village of Spartia, in the Livathos region of southern Kefalonia. Spartia is a traditional village with a rich maritime history and is perfectly positioned for exploring the island. The beautiful beach of Spartia Bay is only a few minutes away, while Argostoli, the island’s capital, is within easy driving distance. In the wider area guests will find tavernas, cafes, shops and essential services.

The estate enjoys uninterrupted views of the sea, Mount Ainos and the surrounding countryside, offering a peaceful setting away from busy tourist areas while remaining well connected to the rest of the island.

Hidden Gem Estate is a substantial luxury residence of approximately 5,250 sq ft, arranged over three levels and designed to accommodate up to 18 guests in total, with exclusive use of the property during your stay.

The main villa is built over two levels and comfortably accommodates up to 10 guests. It features five double bedrooms and four modern bathrooms. One bedroom and bathroom are located on the main floor, while the remaining bedrooms are arranged to offer comfort and privacy. The interiors are spacious and elegantly furnished, with high-quality materials and careful attention to detail throughout.

The open-plan ground floor includes a large living room with comfortable sofas, a fireplace, a big screen TV and stereo system, as well as a dining area. A fully equipped kitchen with modern appliances connects directly to an enclosed BBQ area and covered verandas, making the villa ideal for self-catering and outdoor dining.

The lower floor of the estate, facing the pool area, comprises three independent apartments, ideal for families, friends or guests who wish to enjoy additional privacy while remaining close to the main villa.
Each apartment is approximately 50 sq. metres and includes:

• a bedroom with a double bed or two single beds
• a private bathroom with shower
• a fully equipped kitchen with all necessary appliances
• a dining table
• a sitting area with sofa and coffee table
• a private patio with outdoor table and chairs

The apartments accommodate 2–4 guests each, with a total capacity of 8 guests.
Apartment availability is adjusted according to group size:

• For groups of 10 guests or fewer, all apartments remain closed
• For groups of 12 guests, two apartments remain closed
• For groups of 14 guests, one apartment remains closed
• For groups of up to 18 guests, all apartments are opened

These apartments are ideal for hosting extra guests who prefer their own independent space, offering intimacy and privacy while still being part of the overall estate experience.

Externally, the estate offers extensive landscaped gardens, a large private swimming pool (14 x 6.5 m), sun loungers, shaded seating areas and a poolside gazebo with a fully equipped kitchen and BBQ facilities. Additional conveniences include poolside toilets and a shower. The outdoor areas are ideal for relaxation, alfresco dining and hosting events, with the pool area capable of accommodating large celebrations such as weddings.
